Rental Qualifications

Do You Qualify? Here's Exactly What We Look For.

We believe in full transparency. Read through all requirements before applying so you know exactly where you stand.

Application Requirements

  • Credit Score: Minimum 500 or above
  • Income: Monthly income must be at least 3x the monthly rent
  • Rental History: Last 3 rental payment receipts, paid in full and on time
  • Employment: Most recent 3 pay stubs from current job
  • No evictions on record
  • No bankruptcy on record
  • No outstanding utility or apartment bills

Move-In Costs

  • First month's rent — due at lease signing
  • Security deposit — one and a half month's rent
  • $100 processing fee — due at signing
  • Pet deposit — subject to pet screening (if applicable)

Application Fees

  • $50 — non-refundable application fee per application
  • $35 per adult — TransUnion credit, criminal & eviction report

What We Expect from Our Tenants

We take pride in maintaining quality homes. In return, we ask our tenants to be responsible stewards of their rental.

Safety First

Keep the property secure — lock doors and windows when leaving. Report any safety concerns immediately. No illegal activity of any kind on the premises.

Cleanliness & Upkeep

Maintain the property in clean, sanitary condition throughout your tenancy. Dispose of trash properly, care for lawn areas if applicable, and avoid causing damage.

Open Communication

Report maintenance issues promptly through the portal — don't wait until something is broken beyond repair. Do not attempt unauthorized repairs yourself.

Pay Rent On Time

Rent is due on the 1st of each month. Late payments result in fees. Chronic late payment may affect your ability to renew your lease.

Lease Compliance

No unauthorized occupants, subletting, or pets without prior approval. Smoking is not permitted inside any of our properties. Respect your neighbors.

Utility Responsibility

All utilities must remain in your name for the duration of your lease. Do not let service lapse — this protects both you and the property.

Property Care

Annual Inspections — Simple & Stress-Free

Once a year, we schedule a routine property inspection. It's not about catching anyone out — it's about making sure your home is in great shape and catching small issues before they turn into big problems.

We always provide at least 24 hours' notice before any inspection. The visit typically takes 30–45 minutes and our team is friendly and professional.

What We Check

  • Smoke & carbon monoxide detectors — test & battery check
  • HVAC filters — replaced as needed
  • Plumbing — check for leaks, drips, or slow drains
  • Exterior & landscaping — condition of siding, gutters, yard
  • Appliances — ensuring all appliances are functioning properly
  • General condition — identifying any damage or needed repairs
Inspections are conducted by our professional property management team — not third-party contractors. You're always welcome to be present.
Pet Policy

Pets Welcome — With Conditions

We love pets! Many of our properties allow up to two animals, subject to a required pet screening profile and deposit. Certain breeds are restricted for insurance and safety reasons.

All pets must be screened through our pet screening partner before move-in. Deposits and fees are determined through this process.

How do I schedule a property viewing?
Property viewings are available Monday–Friday 8:00 AM–7:30 PM and Saturday–Sunday 9:00 AM–5:00 PM. Call our office at (219) 888-9125 to receive a property access code, or fill out our online viewing request form.
What is the minimum credit score required?
We require a minimum credit score of 500. Your score affects the security deposit amount — higher scores may qualify for a lower deposit. The report also includes a criminal background check and eviction history review, run through TransUnion at a cost of $35 per adult applicant.
How much do I need to move in?
At lease signing you'll need: first month's rent + security deposit (one and a half month's rent) + $100 processing fee. Pet deposits are additional and determined through the pet screening process. The $50 application fee and $35/adult screening fee are paid during the application process and are non-refundable.
How do I pay rent?
Rent is paid online through the Buildium resident portal — accessible 24/7 from any device. You can also pay at authorized PayNearMe locations. Cash is not accepted under any circumstances. Your portal link will be provided when you sign your lease.
How quickly do I need to move in after approval?
Once approved, you must complete your move-in within 7 days. We cannot hold a property for longer than 7 days after approval. Before receiving your keys, all utilities must be transferred to your name and all move-in payments must be cleared.
Are pets allowed?
Many of our properties are pet-friendly! Pets are limited to two animals maximum, and all pets must complete a screening profile through our pet screening portal. Pet deposits are determined through this process. Certain dog breeds are restricted — see our full list above.
What documents do I need to apply?
You'll need to provide: (1) Last 3 rental payment receipts showing on-time payment, (2) 3 most recent pay stubs from your current employer, and (3) valid government-issued photo ID. All adults 18+ living in the unit must submit a separate application and screening fee.
How do I submit a maintenance request?
Submit all maintenance requests through your Buildium resident portal. Our in-house maintenance team and contractor network respond quickly. For urgent emergencies, call the office directly at (219) 888-9125.
