Owner's FAQs

Frequently Asked Questions

  • What is the monthly management fee?
    10% of any income collected (rent, late fee, pet fee, etc.).
  • How many people work for One Property Solution?
    We have 13 employees.
  • Who handles the repairs?
    We use a combination of our in-house maintenance team and outside contractors.
  • How does the eviction process work?
    We represent our owners in court hearings. You do not need to show up for court.
  • When do owners get paid?
    Disbursements are on the 25th of each month. If the 25th is on a weekend, disbursements are sent the Friday before.
  • What is the term of your property management agreements?
    The agreement is for a minimum of one year, and continues without the need for renewal. The owner may terminate the agreement with a 60 day notice.
  • How are tenants vetted?
    We use a software called Buildium for our tenant marketing and rental applications, and Transunion for credit/eviction reports.
  • What is the cost of a tenant placement fee?
    75% of one full month’s rent.
  • What are the qualifications to apply for a rental property?
    Below are the qualifications we are looking for: First month’s rent plus a Security deposit, which can be as low as one month's rent based on the credit score, will be required at signing plus a $100 processing fee. Credit score of 500 or above. NO EVICTIONS and NO Bankruptcy on your report. Your monthly income must be 3 times the monthly rent. No Outstanding Electric, Gas, Water, Cable or Apartment Bills on your report. Whether you have pets or not, you will have to create a Pet Screening Profile by going to the following link https://onepropertysolution.petscreening.com/ 6.1 If you do have any pets, the pet deposit prices are subject to the pet screening, added to the rent, and limited to two animals. We do not accept Akita, Alaskan Malamute, American Bull Terrier, American Staffordshire Terrier, Chow Chow, Doberman Pinscher, Mastiffs (Cane Corso), Pit Bulls, Presa Canario, Rottweiler, Staffordshire Bull Terrier, any wolf hybrid or any mix or variation of these breeds. We reserve the right to adjust this list based on owners' insurance requirements. 7. We will need to see receipts of your last 3 rental payments & that they were paid in full & on time. 7.1 We have properties where we can accept first-time renters and applicants who do not have recent rent/mortgage receipts, but we also have properties where it is necessary to provide them to be approved. If you do not have recent rent/mortgage receipts, please request a list of properties you can apply for at opsapplicants@gmail.com. 8. We are requiring 3 pay stubs from your current job. 9. Tenants must show proof utilities have been transferred into their name prior to receiving keys to the property. ***ATTENTION: Due to the high demand of rental properties in Northwest Indiana, getting all documentation submitted as soon as possible will increase your chance of being approved for a property.*** **OPS WILL APPROVE THE FIRST QUALIFIED TENANT** Once you see the property, if you decide to apply, the application fee is $50.00. This is a non-refundable processing fee. Please be aware that several people may be applying for the same property at the same time. This fee does not guarantee the property will be given to you, or be held for you. If approved and the property is no longer available, your application is kept on file for up to 60 days and we will contact you with any upcoming properties to see if you are interested. This amount will be charged once you fill out the application. Also, in order to get a report that shows the qualifications listed above, we would need to run a credit/criminal background/eviction reports once we review your initial application. You would need to approve the credit check and pay $30 per person to run the report. This is not something we charge, but TransUnion charges it to generate the report. The request will come in a separate email once you have sent in the initial application. Our website is onepropertysolution.com, you can apply by going to “Tenants” - Select “Rentals”, and apply for the property you are interested in. The first time that you click rentals, you will just get a list of "Featured Rentals'' but if you click rentals a second time, you will get the full list. We cannot hold a property for over 7 days. Once approved you must move in within 7 days.
  • How can I schedule a property viewing?
    Viewing instructions are the same for ALL of our properties: M-F from 8:00 a.m. to 7:30 p.m. and Saturday and Sunday from 9:00 a.m. to 5:00 p.m you can go to the property & when you arrive you would call our office at 219-888-9125 and we will give you an access code.
  • What are the allowed dog breeds?

  • How can I increase my chances of being approved?
    Getting all documentation submitted as soon as possible will increase your chance of being approved for a property.
  • Where are the OPS offices located?
    We are located at 2701 W 45th Ave. Gary, IN 46408
  • What forms of payments are allowed?
    We do not accept cash. You can make your payments at “PayNearMe” locations or through the Buildium portal.
  • How long can you hold a property until I have to move in once I’ve been approved?
    Once approved you must move in within 7 days. We cannot hold a property for over 7 days.
