What is your monthly management fee?
Our monthly management fee is 10% of all income collected — this includes rent, late fees, pet fees, and any other income from the property. There are no hidden monthly charges. The only other fee is a one-time tenant placement fee of 75% of one month's rent when we successfully place a new tenant.
When do I receive my rent disbursement?
Owner disbursements are sent on the 25th of each month. If the 25th falls on a weekend, disbursements are sent the Friday before. You'll have full visibility of your statements through the Buildium owner portal at all times.
How do you screen tenants?
We use Buildium software combined with TransUnion to run comprehensive credit reports, criminal background checks, and eviction history checks on every applicant. We also verify income (3x monthly rent required), rental history (last 3 payment receipts), and employment. Minimum credit score is 500.
How quickly can you fill a vacancy?
Our average days on market is just 9 days, compared to the industry average of 30+ days. We achieve this through aggressive multi-platform marketing, flexible showing hours (7 days a week), and a streamlined application process that attracts serious, qualified applicants.
Who handles maintenance and repairs?
We use a combination of our in-house maintenance team and a vetted network of outside licensed and insured contractors. For larger rehabs and renovations, we work closely with our sister company, One Construction Management. We always seek competitive pricing to protect your investment.
What happens if I need to evict a tenant?
We represent property owners through the entire eviction process, including court hearings. While evictions are rare thanks to our thorough screening, when they do occur we handle all legal filings, notices, and court appearances on your behalf, minimizing your stress and exposure.
What is the management agreement term?
The minimum term is 1 year. After that, the agreement continues automatically without requiring renewal. If you wish to terminate the agreement, a 60-day written notice is required. We're confident you'll want to stay once you experience our service.
How large is your team?
We have 13 full-time employees spanning operations, marketing, finance, maintenance, and rehab coordination. This means there's always a specialist available for every aspect of your property — you're never just talking to a generalist.
Where do you manage properties?
We currently manage properties in Lake County, Porter County, and LaPorte County in Northwest Indiana. This focused geographic coverage means our team has deep local market knowledge and can respond quickly to any situation.
